Does the 3022 have a rail extension for 12 foot high door?

No, for doors that are taller than 8 foot you will need to either visit a Genie pro dealer (you can use our dealer locator to find one in your area) or we have a wall mounted unit that will work doors up to 14 foot in height.  Visit our product selector and select wall mounting to get more information on these units.

I am having intermittent failure of the garage door to either open or close at times. I notice the red led on the main unit is flashing continuously when this occurs and the lights on the electric eyes attachments are not on. It will start working again and the lights on the electric eye units are back on.

You can check all the wiring from the motor terminals 1 and 2, down to the safety beam sensors.  Check for loose or broken wires as this would most likely be the cause of the issue.  If you do not locate any wiring issues, contact us at 800-354-3643 to troubleshoot.

How do you slow down the speed

To adjust the speed (operator automatically opens and closes at the fastest speed).

Press and hold the Square PRG/SET button from 10 seconds until you get two blue lights, then release.  Press the up + arrow twice, then press and release the square PRG/SET button.  You are now in the up speed setting.  Press and release the down - arrow until you reach your desired setting.  Press and release the square PRG/SET button to lock that setting in.  You are now in the down speed setting.  Press and release the down - arrow until you reach the desired setting.  Press and release the square PRG/SET button to lock that setting in.  This completes the speed adjustment.

Does this unit have a manual release to open the garage door when the motor fails??

Why are the LED s red and the door will not open?

I woudl recommend resetting your travel limits. 

To program the limits, you will want to press and hold the down arrow button (-) until the long LED comes on blue.  Release, and the LED will begin to flash blue. Press and hold the down arrow button (-) to close the garage door. When the door lightly touches the ground, you will release. Press and release the square button. Both LEDs flash blue and go off.

> Press and hold the open arrow (+) until the long LED comes on blue. Release. Press and hold the open arrow to open the garage door. When the door is all the way open (do not allow it to hit the powerhead). Release. Press and release the square button.  Both LEDs flash blue and go off.

> Go to the wall console and press and release the button on the wall to fully close the garage door. Once the door is fully closed, you will want to press and release the button on the wall again to open the door all the way.
